Signs of a Skylight or Chimney Leak

Water stains on the ceiling near a skylight or around the chimney.

Drips or moisture on the skylight frame or the drywall around it.

Fogging between the glass panes or a cracked or cloudy skylight.

Rusted, loose or lifted flashing where the chimney meets the roof.

Caulk or tar patches smeared around the chimney or skylight.

Those are usually a sign someone already tried a quick fix.

Damp or stained wood in the attic near the chimney.

A lot of the leaks I'm called out for get blamed on the shingles, but the water is really coming in at the skylight or chimney flashing. Finding the real source is what fixes the leak for good.

What we do

Skylight & Chimney Flashing Services

Skylight replacement

Old, leaking, or fogged skylights come out and new ones go in, with new flashing around them so the whole opening is sealed. Replacing the roof? That's the best time to replace the skylights, since the shingles around them are already coming off.

New skylight installation

Want more natural light in a room? We can add a skylight to your roof and flash it properly so it stays dry. We'll go over size and placement with you.

Skylight leak repair and reflashing

If the skylight itself is still in good shape, the leak is often in the flashing around it. We take up the shingles around the skylight, put in new step flashing and seals, and lay the shingles back properly.

Chimney flashing repair and replacement

Chimney flashing works in two layers. Step flashing is woven in with the shingles, and counter flashing is set into the chimney and laps over the step flashing. When either layer fails, water gets behind it. We repair or replace the step and counter flashing so the joint between the chimney and the roof is watertight.

Chimney leak repair

We track down where the water is getting in around the chimney and fix the flashing and the roofing around it. If we find a problem with the chimney itself, we'll let you know.

Also a GAF Certified roofing contractor. Skylight and chimney flashing work fits naturally with a roof replacement, a roof repair, or storm damage repair.

5 simple steps

How It Works

01

Send photos or call.

Use the photo quote form to upload 3–4 pictures: the skylight or chimney from outside if you can safely get a shot, any ceiling stains inside, and a wide shot of the roof. Or call or text (804) 715-0631.

02

We inspect the roof.

Leaks can travel before they show up on a ceiling, so I'll look at it in person when needed to find where the water is really getting in.

03

You get a written quote.

I'll get back to you within 24 hours with a quote or a couple of questions. The written quote spells out exactly what we're replacing or repairing.

04

We do the work.

We schedule the job and do the flashing, skylight, and roofing work around it.

05

We clean up.

Old flashing, shingles, and debris get picked up, and we go over the finished work with you.
