Sometimes a few new boards will do. Other times, patching only puts off the real job. Here's what I look for when a homeowner asks me whether their deck is worth saving:
Soft, spongy, or rotting boards. If a screwdriver sinks into the wood easily, there's rot.
Wobbly or loose railings. Railings have to hold when someone leans on them, especially with kids or guests around.
Sagging or bouncy spots. This often means trouble in the framing underneath, not just the surface.
Rusted fasteners, nails, or hardware. Corroded connectors can weaken the whole structure.
Rot where the deck meets the house. Trouble at the ledger board can let water into your home as well as the deck.
Cracked, split, or splintering boards everywhere. One bad board is a repair. A whole deck of them usually means it's time.
Shaky or uneven stairs. Stairs see the most wear and are often the first thing to fail.
You're tired of sanding and staining every year. A new deck is a good time to rethink materials. Composite decking needs a lot less upkeep than wood.

Tear-out of the old deck. We remove the old decking, railings, and stairs. Your quote will spell out debris removal.
Framing and footing check. With the old boards off, we inspect the joists, beams, posts, footings, and the ledger connection to your house. Anything that isn't sound gets replaced.
New decking: pressure-treated wood or composite. Pressure-treated wood is a solid, budget-friendly choice. Composite costs more up front but needs less upkeep over the years. We'll help you pick what fits your home and budget.
Railings. New railings built sturdy and to code.
Stairs. New steps, stringers, and handrails as needed.
Permits and inspections. We pull the permits and handle the county inspections, so you don't have to deal with the paperwork.
Walking it with you. We go over the finished deck with you.
Not every deck needs replacing. We also repair existing decks: boards, railings, stairs, and framing. We build brand-new decks too. If you've been wanting a deck where there isn't one, send me a photo of the spot and we'll talk it through.
